While the real estate market has slowed down during the winter months, February tends to be a preparation month for buyers and sellers. As we know, spring is prime time for the mortgage market. However, I believe that February is a great time to buy a house (it’s my birthday month; what would be a better gift?!)  If you agree, you are probably already in the know. Here are some market trends to consider for February to get ahead of the busy spring season…and possibly snag a deal.


Interest Rates


The interplay between the labor market and inflation continues to shape interest rate trends. While a strong labor market typically signals economic health, persistent inflationary pressures have been a concern. However, the Consumer Price Index (CPI) has provided some relief, balancing out the effects of job market strength. The holiday season also mitigated some of the anticipated rate increases. Notably, the relevant components of the CPI data were lower than expected, leading to immediate improvements in bond markets and allowing lenders to reduce rates to levels seen earlier. Despite these fluctuations, it's important to anticipate potential rate increases, which could make monthly mortgage payments more costly.


Applications


February marks the beginning of spring market preparations, with sellers and buyers gearing up for increased activity. This month is likely to see an uptick in mortgage applications, which could slow down the turnaround time compared to the last quarter. On average, applications take about 3-4 weeks to reach closing, so starting early can be advantageous.


Inventory


December saw an increase in housing inventory, but current events suggest that the price of building materials may rise, potentially leading to a decrease in inventory due to reduced purchases of newly built homes. Sellers responded to market conditions by lowering prices in December, resulting in homes spending over 70 days on the market—the slowest pace in five years. However, this has also led to more availability of smaller, more reasonably priced homes, offering buyers a range of options.

In conclusion, February presents a unique window of opportunity for prospective homebuyers. By understanding these market trends and acting strategically, you can position yourself advantageously ahead of the busy spring season.
